What’s the vibe like in Dufferin Grove these days?

Just moved to Toronto and I'm looking at Dufferin Grove. Are the rental prices reasonable for the area? I've heard great things about the park and community feel, but what's the safety like at night? Anyone experienced any weird lease clauses in that neighborhood?
