Why is rent 30-50% higher? Shocked by apartment pricing!

I can't believe I'm seeing rents that are $500 or more over what I currently pay! It's crazy—why does the same building charge different prices for old vs new tenants? This turnover rent spike makes no sense. Just feeling frustrated and confused by the whole apartment market in Toronto!
