Is This Lease Takeover Offer Too Good to Be True?

I’ve been offered cash to take over someone's lease in Toronto, but the landlord wants an employment letter or bank statements. This all seems a bit strange. Is it common for people to offer incentives for lease takeovers? What’s the catch?
