Possible Red Flags in My Lease Agreement?

I just received my lease and some clauses seem downright unusual. There’s a rule about having to pay a 'move-in fee' that wasn’t mentioned before. Is this common? Plus, the lease mentions I can't have visitors for more than two nights – is that even legal? I'm really confused about what’s normal!
