Need advice on finding an apartment in Kensington Market

I'm moving to Toronto in January and looking to rent in Kensington Market. What’s the average rent there? I’m a bit worried about rental deposits and how to view places. Is it normal to pay first and last month upfront? Any tips would be greatly appreciated!
