Is Parkdale still buzzing or overrated now?

I've been hearing mixed reviews about Parkdale lately. Some say it's still got that vibrant community feel, but I’ve noticed a lot of new condos popping up. Is the character of the neighborhood changing, or is it still a great spot to rent? Anyone living there right now?
