Are LEED/WELL buildings worth the hype?

I've been looking at eco-certified rentals and see a lot of marketing around LEED and WELL certifications. Do these claims really translate to safety and savings? I'm curious if anyone's found that the green premium actually leads to lower bills or just higher rent. Any insights?
