Need advice on one-bedroom rentals in Leslieville

I'm considering moving to Leslieville and looking at one-bedrooms around $2,200. Is that a reasonable price for the area? Are there any particular buildings or landlords I should be cautious about? Any tips for negotiating rent would also be appreciated!
