Cabbagetown's Charm vs. East York's Vibe?

I'm really curious about living in Cabbagetown. The historic homes and parks look amazing, but what about the rental market there? I’ve heard East York has a more chill vibe—anyone find it easier to get approved for places there? What’s the overall experience like in terms of safety and community?
