Curious about Toronto apartments and move-in deals!

Hey everyone! I've heard some landlords are offering perks like free rent or other incentives. Is that legit, or just a marketing tactic? When viewing places, what should I definitely ask about? And, any red flags I should look out for during the inspection? Appreciate any advice!
