Lease takeover offer: Should I be concerned?

I’ve been approached about taking over a lease in Toronto with a cash incentive. Sounds like a dream, but I can’t shake off this 'too good to be true' feeling. What’s the catch? Are they hiding major building issues or difficult landlords? Anyone else faced similar situations?
