Need help verifying a landlord in Kensington Market

I'm considering a rental in Kensington Market and the landlord seems nice, but I've heard about scams. The rent is $2200 for a one-bedroom, which seems reasonable. How can I verify if this landlord is legitimate? What red flags should I look out for?
