Need tips on renting in Kensington Market!

I’m a new international student coming to Toronto in January and I’m looking at apartments in Kensington Market. What’s a reasonable rent for a one-bedroom there? Are there places that I should avoid or any rental traps to be aware of? Appreciate any advice on lease terms too!
