Can I break my lease early if I'm downsizing in Toronto?

I'm an empty nester looking to downsize from my house to a smaller condo in Toronto. I want to know if I can break my current lease early, as my kids have moved out. What are my tenant rights under the Ontario RTA regarding early lease termination? How much notice do I need to give my landlord?
