Midtown vs Downtown: Where Should You Rent?

I'm new to Toronto and trying to decide between Midtown and Downtown for renting. What are the pros and cons of each area in terms of rent prices, lifestyle differences, and commute times? Is one better value for money, especially considering I’m an international student?
