Clarifying Lease Terms: What's Your Experience?

I've found a couple of rentals on Facebook Marketplace, but I'm unsure about some lease terms. What should I look out for, especially regarding repairs and landlord responsibilities? Also, any tips on what to include in a lease to protect myself would be really helpful!
