Curious but Cautious about Pre-Construction Rentals

I'm intrigued by the idea of renting a pre-construction condo in Toronto, but I have some reservations. What are the typical requirements for applicants? I'm also worried about potential construction delays or the risks involved with moving into a space that isn't completed yet.
