Confused About Assignment vs Sublet - Need Clarity

I'm really confused about the difference between assignment and subletting my rental in Toronto. I want to permanently leave but need to know which option is better for getting out of my lease early. Plus, what are the landlord's approval requirements for each? Can anyone help?
