Need advice on winter rent prices in Kensington Market

I'm considering a one-bedroom in Kensington Market and the asking rent is $2,500. Is that reasonable for this area, especially with winter heating costs coming up? Also, any tips on what to ask the landlord? First time renting in Toronto, so I’m a bit nervous!
