Weird lease terms for Toronto studios? Need clarity!

I came across a lease requiring me to pay for pest control, but isn't that a landlord's responsibility? Also, the clause says I can't have 'non-registered guests' over. What does that even mean? Feels kinda off, right? Can anyone explain if this is normal?
