Price check: $2200 for 1BR in Queen West - fair or overpriced?

I found a 1-bedroom apartment for $2200 in Queen West. It has modern finishes, but it's on the smaller side (around 500 sq ft) and lacks a balcony. With the recent uptick in rental prices, I can't tell if this is a good deal or if I'm overpaying. Someone tell me if I'm missing something!
