What’s the vibe like in the Junction these days?

I’ve been eyeing the Junction for a possible downsize. It feels like it’s changing fast! More cafes and shops seem to pop up every week, but I’m curious about rental prices. Is it still affordable? And how's the safety there at night? Would love to hear from anyone who lives there now.
