Stunned by rent price disparities - why is it so high?!

I can’t believe the apartments I’m looking at are 30-50% more expensive than my current rent! How can the same building charge new tenants so much more? The turnover rent spike is baffling, and I feel so confused about why I’m looking at $500 increases for basically the same place! It’s frustrating!
