Talk me out of this - $2,800 for a 1BR in January

I'm considering a 1-bedroom apartment for $2,800 in downtown. Pros: close to work, vibrant area with lots to do. Cons: it's the top of my budget, plus there are rumors of building issues. I'm trying to weigh if the convenience is worth the price. Help me decide!
