Advice on renting a one-bedroom in Kensington Market?

Hey everyone! I'm planning to move to Toronto for my studies and looking at one-bedrooms in Kensington Market. I've seen some listings around $1,800. Is that a reasonable price? Also, what should I be aware of regarding lease agreements? Any tips for a first-time renter would be super helpful!
