Need to break my lease early – What are my options?

I'm really stressed about being stuck in my lease. I've had some personal issues pop up, and I urgently need to leave. What are the best exit strategies? I’ve heard about subletting and N11 forms, but I'm worried about penalties and making sure my landlord is legitimate. Any advice?
