Help me decide: Downtown 1BR vs. Toronto East 2BR - what’s better?

I’m torn between a 1BR downtown for $2,800 and a 2BR in Toronto East for $2,600. The downtown spot is super convenient for work but the East offers more space and potential for a guest. I'm unsure if the savings are worth the longer commute. What do you think?
