Is Rosedale still a rental dream or becoming a landlord's paradise?

I've been keeping an eye on Rosedale lately. The charm is undeniable, but I've heard the vacancy rates are creeping down. Anyone know if the rental prices are skyrocketing too? I'm curious if it's still a good spot for renters or if landlords are taking advantage.
