Lease Takeover Offer - Curious but Cautious

I just got an offer to take over a lease in Toronto with some cash incentives. It's tempting, but I can't shake the feeling that it’s too good to be true. Why would someone pay me to assume their lease? Is it normal for landlords to ask for employment letters or bank statements in these scenarios?
