Help with assignment vs sublet confusion!

I'm really confused about the difference between an assignment and a sublet. If I want to leave my lease early, which option is better to get out of it permanently? Do I need my landlord's approval for either, and what are the rules about deposits in these cases? Any advice would be appreciated!
