Is $2200 for a 1BR in Leaside a fair deal right now?

I found a 1-bedroom apartment in Leaside for $2200/month. The unit has a decent kitchen and in-suite laundry, but it's on a busy street. Given the current rental market, I’m unsure if this is reasonable or if I’m overpaying. Can anyone provide insight on this price?
