Wondering about the rental scene in Parkdale

I've been hearing mixed reviews about renting in Parkdale lately. The area seems to be on the rise with all the new cafes and shops popping up. But with the influx of people, is it still safe, or are things getting too crowded? Anyone with recent experience there?
