Why is rent $500 more? Discovering shocking rental disparities!

I’m absolutely baffled by the rent increases I’m seeing! Some apartments in the same building are charging 30-50% more for new tenants compared to current ones. Why is there such a drastic gap in rent? It feels like a turnover rent spike that I just can’t wrap my head around!
