Landlord offering free rent for first month - is it too good to be true?

I'm considering a new rental where the landlord is offering a month of free rent as an incentive. Has anyone experienced this before? I want to know if this is common and if there could be hidden costs or issues lurking. What should I ask before signing the lease?
