Price check: $2200 for 1BR in Queen West - good deal or red flag?

I found a 1BR apartment for $2200 in Queen West. It has in-unit laundry and a small balcony, but I'm unsure if the price is warranted given the recent rental hikes in this area. Is this a good deal or am I missing something? Seems a bit high for what it offers!
