Is the Annex still a good spot to rent?

I've been hearing mixed reviews about the Annex lately. Some say it's becoming too trendy and expensive, while others love the vibe and proximity to U of T. What’s the rental scene like now? Is it still worth considering, or are there better options out there? Anyone living there have insights?
