Anyone know what's happening in Kensington Market lately?

I've been living in Kensington for a couple of years, and I'm curious about the rental prices now—especially with all the new shops and eateries popping up. Is it still feasible for a budget-conscious renter? Also, how's the vibe at night? Love the area, but safety is always on my mind.
