Are eco-certifications really worth the hype or just marketing fluff?

I’ve been hearing a lot about LEED and WELL certifications in Toronto. Sure, smart home features sound great, but do they really lead to savings on utilities or rent? Sometimes I wonder if the green premiums are just a clever marketing tactic. Anyone else feel this way?
