Subletting Rights in Toronto - What Can My Landlord Deny?

I'm really confused about my landlord denying my request to sublet. I thought tenants could sublet under certain conditions? Are there rules about Airbnb too? And do they have the right to restrict my lease assignment? What exactly can a landlord deny when it comes to subletting?
