Confused about Assignment vs Subletting

Hi everyone! I’m a first-time renter in Toronto trying to figure out my options for getting out of my lease early. What's the difference between an assignment and a sublet? Which one is better if I want to leave permanently? Also, do I need landlord approval for either? Thanks for any help!
