Do green buildings really save money, or is it just marketing hype?

I've noticed a lot of eco-certified apartments in Toronto promoting LEED and WELL certifications. But do these green features actually translate to savings on bills, or are they just clever marketing? Curious if anyone's had real experiences with the green premiums in place.
