Price check: $2000 for 2BR in East York - Fair deal or red flag?

I found a 2BR for $2000 in East York that includes laundry and a small balcony. It seems reasonably priced, but I’ve seen similar places listed for less. Is this a good deal or am I missing something? I’m a bit nervous about approval as well.
