Confused Tenant: Need Help to Break Lease Early in Toronto

I'm feeling really stressed about my lease—I've just got to get out early! My landlord is insisting on weird clauses, and I'm not even sure if the N11 agreement is the right choice. Are there any strategies for subletting or ways to break without penalty? I really need some advice!
