Desperate times - Need to break lease early, any advice?

I'm really stressed about being stuck in my lease here in Toronto. I need to leave early due to financial issues and roommate compatibility concerns. I’ve heard about N11 agreements and subletting but am unsure if my landlord will cooperate. Any tips on how I can get out without hefty penalties?
