Are eco-certified buildings really worth the extra cost?

I keep hearing about LEED and WELL certifications, but I wonder if the green premiums actually lead to real savings in my bills over time. Is all this marketing just fluff, or do renters see tangible benefits? Any personal experiences with smart features that help save money would be appreciated!
