Talk me out of signing this lease - $1600 for small 1BR

I'm considering a $1600 small 1BR in a decent neighborhood, but it feels a bit cramped and is above my budget. On the plus side, it's close to transit and I can walk to work, but the lack of space worries me. I need some convincing to hold out for something better; any advice?
