Need advice on East York rental prices this winter

Hey everyone, I'm considering moving to East York and I'm seeing 2-bedroom apartments listed for around $2600. Is that a fair price for the area right now? I've heard mixed reviews about the neighborhood. Any insights or recommendations would be greatly appreciated!
