Are LEED/WELL features truly worth the cost?

I've been looking into eco-certified buildings in Toronto and can't help but question the green premiums. Do the LEED and WELL certifications really translate into long-term savings, or is it just clever marketing? Curious to hear if anyone has seen tangible benefits or just higher rent!
