$2200 for 1BR in Leslieville - fair price or too much?

I found a 1BR apartment for $2200 in Leslieville that includes in-unit laundry and a small balcony. However, I'm not familiar with the current market trends in the area and wonder if this is a good deal or if I'm overpaying. Thoughts?
