Kensington vs. Leslieville: Where's the better rental vibe?

I'm torn between Kensington Market and Leslieville for my next apartment. Kensington has that artsy, eclectic feel, but I constantly hear about rude landlords there. Leslieville seems quieter and more family-oriented, but are the rents always sky-high? Anyone have thoughts or experiences?
